  • 2. How do I connect to the Houzing app for the first time?

    Open Houzing app on your phone for the first time and tap "Login".

    Select your country,

    Wait for an SMS with your authentication code.

    Code can take up to two minutes to reach you

  • 3. How do I find property close to you?

    On FIND A PROPERTY screen, you can click the location button to immediately see the ones closest to your current location.

    Location button:

    This is useful for checking information about a property you see on the street you pass through. The properties will be shown to you one by one, from the nearest property to the furthest property from your location.

  • 4. How do I look for a property in the app?

    At start-up you will automatically arrive on the screen FIND A PROPERTY.

    Each property is presented to you one by one. If you don't like a property, you can dismiss it by swiping it to the left,

    If you like it, you add it to your list of favorites by swiping it to the right.

    Every time you mark a property as favorites in the FIND A PROPERTY screen, this property will be added to the FAVORITES screen.   
    In the favorite screen, you can open a chat window for each property to get more information about it, plan visits and make offers.

  • 5. How do I change my preferences in the app?

    In the “settings” screen, you can adjust your housing search criteria.

     

    Max Budget: Sets the maximum price of the properties you'll see in your searches

    Min Rooms - Sets the minimum number of rooms you will see in your searches

    Min Square Meters- Sets the minimum interior square meters you will see in your searches

    Maximum distance - Sets the maximum distance from the chosen location point of the properties you will see in your searches

    Location: Sets the central location of properties you are looking for

    Housing Type - Defines the type of properties you will see in your searches

    Automatic Recommendations - Active artificial intelligence engine to allow you to see more properties. This will allow you to see more properties that the app find interesting based on your profile and your geolocation data.

    Clear search history - This will reset all data on previously rejected propertys and will re-post these propertys in your search.

  • 6. How do I set up my profile on Houzing app?

    We recommend setting up your personal account to get the most out of the Houzing app. To do this, you need to access the "settings" screen and click "Account Details"


    Here you can set all the details of your account:

    Name  - Your full name (don't write special characters like accents, dashes, etc...)
    Phone - Your phone number (You can't change your   
    phone)

    Email - Your email address

    Visits planning - The days and times you are available to visit properties you want to buy (or rent) or to receive visits for the property you are selling (or renting).

    Credit Card - Unavailable now.

  • 7. How do I add properties to my favorites?

    Every time you mark a property as favorite in the FIND A PROPERTY screen, this property will be added to the “FAVORITES” screen.

    In the favorite screen, you can open a chat window for each property to get more information about the property, plan visits and make offers.

  • 8. How do I plan a visit?

    Using Houzing, you can plan visits to your favorite property.

    Open the FAVORITES screen to see all your favorite properties

     

    Select a property to open the chat window.

    Press the "Visit Planning" button to see the available visiting times for this property.

     

    Select a date and time to visit the property.

    A message will be sent to the owner to confirm this visit.

    Once the visit is confirmed, you will receive a notification.

     

    In the chat screen, you can see the confirmation message, the location of the property on your card and the phone number of the owner or agent.

    Don't forget to note the property at the end of the visit.

  • 9. How do I get the location of a property?

    In the FIND A PROPERTY screen, you can find the distance between each property and your location. You can also see this information in “info about the property” tab. To open the "INFORMATIONS ON THE PROPERTY" screen, access it via the FAVORITES screen.  Select a property to open the chat window. At the top of the screen, press the information by pressing the title.

     

    When you plan a visit of a property, and once the visit is confirmed by the owner or real estate consultant, you will be able to download the exact location of the property and open it in the map app of your smartphone.

  • 10. How do I get a market report?

    By using Houzing, you can get a market report for every of your favorite properties.

    Open the FAVORITES screen to see all your favorite properties.

    Select a property to open the chat window.

    Press the market report button to see the market information available on this property.

     

     

    The market report is based on information collected from public statistics and the Houzing database for this geographic area.

     

     

  • 11. How do I access my favorites in the app?

    Press the heart at the top right of the search screen and you will have access to all the properties put in your favorites.

  • 12. How do I cancel a dismissed property?

    In the FIND A PROPERTY screen, you can press the cancellation button at the bottom of your smartphone to cancel the dismiss of a property.

  • 13. How do I send a property to another user?

    If a property is in your favorites:

    You can send your property to another user in the FAVORITES screen.

    Go to the “Favorites screen.

    Swipe your finger on the property to the left to see your options.

     

    Select "Share"

    Save the user's phone number.

    Click send. The person with the phone number you have registered will receive the property you shared in their favorites.

    If you are the owner or agent of the property:

    Press settings and then the "Case" screen

  • 14. How do I create an ad in the app?

    When you open the app, you'll find yourself on the search tab. Press the "settings" icon, then the “suitcase”, and finally the "Add an Ad" symbol.

    You'll find yourself on the ad creation screen.

    Tap image icons to download photos of your property from your smartphone.

    Then fill all the fields. You can find our detailed lexicon of fields by searching for “lexicon” or right after this topic.

     

    If you own the property:

    Read the contract and select "sign" and then validate.

    You will receive a code via SMS that you will need to insert to validate the signature.

    Once this step is complete, the contract will be signed, and your property will be available online in the Houzing app (remember that you will not be able to see the ad from the search screen of your account).

     

    If you do not own the property:

    Remember to clear the field "this property belongs to me" and enter the phone number of the owner.

    Select "Send" at the top right or "Send to the Owner" at the bottom of the screen. Your customer will receive the property in his account and can sign it from his smartphone.

  • 15. Features lexicon

    Features lexicon:

     

    "Sell" or "Rent": Select whether the property will be referenced for sale or rental.

     

    Geolocation: Opens the map to pinpoint where the property is located. Automatically fills in the fields: "Housing Address" and "Postcode."

     

    Property address: Enter the address of your property. This field is filled automatically if the "Geolocation" field is correctly filled.

     

    Postcode: Enter the zip code of your property. This field is filled automatically if the "Geolocation" field is correctly informed.

     

    Property type: Select whether your property is a "house," an "apartment”, a "land", a "building", a " garage", a "business" or a "farm".

     

    Room: Include the number of rooms your property has. To be considered a room in France, the room must be at least 9m² Carrez.

     

    Shows: Indicate as many rooms intended to be living rooms in your property

     

    W.C.: Indicate as many toilets there are in your property.

     

    Square meters inside: Indicate the total useful interior area of your property. To find this information, refer to your property tax return, original plans if you are in their possession, your certificate of ownership or your deed of sale.

     

    Square meters outside: Indicate the total exterior area of your property. To find this information, refer to your property tax return, original plans if you are in their possession, certificate of ownership or your deed of sale.

     

    Parking spaces: Indicate the number of vehicles parking spot on your property.

     

    Floor: Indicate the floor on which your apartment is.

     

    Elevator: Shows the number of elevators the building is equipped with.

     

    Balconies: Shows how many balconies the property has.

     

    Chimney: Shows how many chimneys the property has

     

    Energy Performance Class: In France, this is one of the mandatory diagnostics for the sale of a property called the Energy Performance Class. It applies only to property intended for housing. Are exempt from EPD: properties for commercial destinations, land of any kind and new properties. Houzing can provide you with the contact information of a partner and give you preferential rates if you wish. To do this, contact your agent or  info@houzing.eu

     

    Greenproperty Gas Class: In France, this is one of the mandatory diagnoses for the sale of a property called the class of greenproperty gases. It applies only to property intended for housing.     Garden: Indicates whether the property has a garden.

     

    Air Conditioning: Indicates whether the property is equipped with Air Conditioning.

     

    Central heating: Indicates whether the property has a boiler

     

    Included kitchen appliances: Whether the property is sold with kitchen appliances (oven, baking sheet, sink...)

     

    Furniture included: Indicates whether the property is sold with furniture.

     

    Requires work: Indicates whether the property requires work

     

    Budget works: If the "Requires Work" field has been checked, this field appears and indicates the estimated budget of the work. If you're not sure, you can call in a broker or leave the field empty.

     

    Rental guarantee: Shows the amount of the rental guarantee requested from previous tenants. If the property has not been rented previously, leave the field empty.

     

    Monthly condominium fee: Shows the amount condo fee. You can get this information from your condominium trustee.

     

    Ownership document: This field allows the uploading of the required documents for the sale of your property. Here's the list:

    • Owner's identity photo (signatory’s),
    • Digital ownership document,
    • The digitized EPD,

     

    Diagnosis of energy performance and greenproperty gas emissions (not required for new or commercial properties).

     

    Note that these documents are only accessible by you and Houzing.

     

    Property with tenants: Whether the property is currently rented.

     

    Private Notes: This field allows you to keep notes about your property.

    These notes allow us to customize our actions of communication of the property.

     

    Note that these notes are only accessible by you and Houzing.

     

    Market report: This field provides access to Houzing's data. It gives you an overview of three things about the sale of your property:

     

    This is a report made up of the price of properties sold near your property. It is important to note that this data is variable and imprecise: the best person to have your property estimated is one of our agents.

     

    The potential buyers section tells you how many people are "interested," the number of people who have visited the property, and the number of offers made for the property.

     

    This property belongs to me: This field is always checked by default.

    If you're a Houzing agent, uncheck this field. This will allow you to record the owner's contact information.

     

    Owner's phone: If you have unchecked the fields "this property belongs to me" you can fill the owner's number. Check his information before you go on.

     

    Multiple owners: This field allows you to enter the name, phone and email address of a potential second owner.

     

    "Sign the contract": If you are the owner of the property and have not unchecked the field "this property belongs to me", this field will allow you to sign electronically the sales mandate.

     

    "Send to the owner": If you are  not the owner of the property and have unchecked the field "this property belongs to me",  this field will allow you to send the warrant to the owner so that he can sign it from its application.

     

    Delete housing: Removes housing from the Houzing app. The warrant will be interrupted, and no user of the app will have access to your ad, will not be able to request a visit or make an offer.

  • 16. How do I sign a mandate?

    The signature is done electronically in the application.

     

    At the start of the application you will see a screen offering to sign the warrant.

    Press sign.

    Read the contract and select "Sign" and then validate by pressing "Sign” at the top left.

    You will receive a code via SMS that you will need to insert to validate the signature.

     

    Otherwise:

    Go in the settings and then press the "case"

    Then swipe right on your property and select "edit"

  • 17. Is the mandate exclusive?

    We only work in a simple mandate. This means that you are completely free to work with another agency or sell the property by yourself.

  • 19. How can I cancel a mandate?

    You can cancel a warrant at any time and for free by going to theHouzing app.

    Press the "settings" icon and then the "case" icon.

    Slide the good to the left and press "Edit."

    Finally, go to the bottom of the screen and tap "Delete property"

    Your ad disappeared from the app.

    Then press "find me an agent” and you will have access to the list of our brokers.

  • 24. How can I reduce the price of a property in the app?

    Go to Houzing app.

    You will arrive on the search screen. Tap the top left of your screen on the "settings" tab, and then on the "case" icon.

    Swipe right and select edit. You will have access to all the parameters of your property:

    Press the "price" field and change it.

    After making your changes, tap "send" or "sign" at the top right of the screen.

    You will have to re-sign or have the warrant signed by the owner via the app.

  • 25. How to sign a price cut?

    At the start of the application you will see a screen offering to sign the warrant.

     

    Otherwise:

    Go into the settings and then press the "bag."

    Then slide to the right on your property and select "edit."

    Check all fields and tap "Sign."  

    Read the contract and select "sign" and then validate by pressing "Sign” at the top left.

    You will receive a code via SMS that you will need to insert to validate the signature.

  • 26. How do I make an offer?

    To make an offer to buy or rent your favorite properties:

    Open the FAVORITES screen to see all your favorite properties.

    Press a property to open the chat window.

     

    Press the "Make an Offer" button at the bottom right.

    You will see an insertion zone to record the value of your offer.

     

    Tap the subline area to make your keyboard appear. Remember: the maximum value of an offer is 110% of the asking price.

    Then press "ok" and then "Confirm."

    Your offer will be sent to the owner of the property to be accepted or refused.

  • 27. How to accept an offer?

    Press theslides icon at the top left and then the "case" icon

    On this screen, press on your property.

    Swipe from top to bottom to find the offer.

    You will see the amount of the offer on a small bubble.

    You will have the choice to accept or refuse the offer.

  • 28. How to refuse an offer?

    Press the "settings” icon at the top left and then the "suitcase" icon

    On this screen, tap your property.

  • 29. How do I make a counteroffer?

    To make a counteroffer, your initial offer must be declined by the owner.

    The owner himself will be able to offer you a minimum price:

  • 30. How do I sign a compromise to buy a property?

    In France:

    Once your offer to buy or rent a property is accepted, Houzing will contact you to prepare the sale compromise. Our notary will help you identify the documents necessary to draft the sales compromise.

    In most cases, the documents requested are:

    If you are an individual:

    • the two-sided copy of your pièce d'identitand that of other sellers or stakeholders (spouse, pacsé, co-indivisaire, co-heirs, codonataires, ...)
    • copy of your marriage contract or your Pacs

    If you are a company:

    • the copy certifiescompliant statuses updated (if social age, capital, partner...)
    • a K-bis extract
    • copy of the general meeting that appointed the general manager
    • copy of the general meeting authorizing the sale

    Title of ownership, that is, the notarized deed by which you became the owner. It can be:

    • The deed of purchase and previous securities
    • the deed of attribution if you originally purchased the property in the form of shares of an allotmentcompany
    • the deed of division or certificate of ownership if you received the property by estate
    • the deed of donation

    Mandatory technical diagnostics (preferably in digital format)

    Copy of the last tax  

    Bank ID Survey

    Name, address and references of lending agencies (so soonmortgagein progress), and file references

    Sanitation: Confirmation that the property is connected to the communal sewerage system. Failing that: control of the individual wastewater and domestic treatment facility.

    If the property is in co-ownership:

    • Condominium andamending regulations
    • Last call for charges
    • Condominium maintenance book (if you have it)
    • Last three general meetings (if you have them)
    • Authorization of the general assembly authorizing the work on the common areas that have been annexed.

    If the property is in subdivision:

    If the property is rented:

    • Leases
    • State of play
    • Amount of outstanding rent and expense provision
    • Note on possible disputes that may exist with the tenant

    If the property was rented and the tenant left

    • Tenant’s leave letter
    • Or to sell that you sent him or had him issued

    If the property has been constructed, enlarged or altered in its exterior appearance or use:

    • Business and materials bills

  • 31. How do I sign a lease?

    Houzing will provide you with all the elementsto be provided as well as the rental agreement after the owner accepts the file.  

  • 32. How to pay the Houzing real estate commission?

    If you sell your property, the notary will charge you our fees at the signing of the final deed of sale.

    In the case of a rental property, Houzing will send you an invoice.

  • 33. Why do you need my phone number?

    The app needs tore-click a text code to securely identify all users during property visits and negotiations.

  • 34. Why does the app want to access my geolocation?

    The app uses your geolocation to precisely select the properties you may be interested in.

  • 35. How can I use my right of withdrawal with HOUZING?

    You have the right to recant from the mandate with Housing at any time, without giving a reason.

    There are two options:

    • Remove the property from the Application [link]
    • Use the retraction form template attached to the warrant.

  • 37. I signed a mandate, but I don’t see it in the searchscreen?

    If you are logged into the account from which you signed or entered the warrant, this is perfectly normal.

     

    You can find your property in the "case" tab

    Other users can find your property in the search tab.

  • 38. What if I don't get an SMS to authenticate myself?

    It can take up to two minutes to receive the SMS, please wait.

    Make sure you've entered the correct phone number.

    Make sure you have entered the correct national prefix (in France: "33").

    Make sure you haven't added 0 before your phone number.

    Check your email app that you haven't received the message. Sometimes the notification doesn't appear.

    Make sure you're not in airplane mode and connected to the phone network.

  • 39. What if I changed my phone number?

    You need to create a new account.

    If you have mandates, contracts, offers or requests for current visits, you will need to re-sign the contracts and re-apply through theapp.

  • 40. How can I delete my account?

    Go to the Settings tab

    Tap "account details"

  • 41. What if I don't have a smartphone?

  • 42. How do I become a Houzing consultant?

    The first step to becoming an agent at HOUZING is to send your CV to the following email address:

     

    career@houzing.eu

     

    Your application will then beearnedby a member of our team who will call you shortly to chat with you and schedule an appointment. The opportunity for you to learn more about us, how we work and especially to discuss your integration into our teams.

     

    Following this appointment, Houzing will offer to sign the real estate agent contract with Houzing via the app. Below is a short tutorial to explain how to take the process:

  • 43. How do I register for the trade register?

    In France:

    To work with us and become an independent real estate agent, you will need to complete the administrative procedures with your Commercial Court.

    First of all, you need to take steps to register for the trade register and get a SIREN number. To do so please follow the link below and fill out the AC0 form without forgetting to sign it:

    Your IAB will ask you to:

    • A photocopy of your ID card or passport
    • Print the real estate agent contract signed with Houzing(received by email after the electronic signature).
    • A cheque covering the costs of registration in the special register of commercial agents amounting to 25.58 euros at the order of the Registry of the Commercial Court of your city.
    • A clean criminal record.

     

    All you have to do is send these documents to the Registry of your city's Commercial Court by mail. The Registry of the Commercial Court will return to you within 3 to 6 weeks.

  • 44. How do I register as a Houzing consultant?

    Finally, you will have to take the steps to become Houzing's collaborator. Our teams will send the various documents to the CCI. You will simply need to provide us with the following documents:

     

    1. Photocopy of your national ID card or passport.

     

    1. Copy of your SIREN certificate

     

    Your SIREN certificate was normally sent to you following the completion of Step 1. If it has not been passed on to you, get closer to your CCI or contact your coach.

     

    1. A copy of your Professional Civil Liability Insurance Certificate

     

    Real estate professionals are required to take out Professional Civil Responsibility insurance.
